Proposed apartment complex permit approved

Sundre town councillors have OK’d a development permit for a proposed 33-unit apartment complex in southwest Sundre.

During last week’s Municipal Planning Commission meeting, councillors passed a motion approving the permit for the three-storey complex at 503 - 6 St.

The proposed building would be comprised of four two-bedroom units, 12 one-bedroom units, and 17 studio apartments.

The project is being proposed by Clay Cup Developers out of Didsbury.

“The building is targeted at seniors, small families, individuals and couples,” Manager of Planning and Development Erin O’Neill told council. “The developer received funding to provide 16 market affordable units in the Town of Sundre, and final design of the building has provided the opportunity to integrate additional units to meet the community’s needs.”

The applicant had made a request to vary the building height and parking requirements under the town’s Land Use bylaw for the project. The variance is from the existing 10.0 metres maximum building height in the Central Commercial District to 12.09 metres.

As well the applicant requested a variance in the parking space regulations, from the existing 58 to 52 stalls.

“Given the location of the building on the site, the landscaping, and the fencing, it is expected that granting the two requested variances will not have an impact on use, amenity, enjoyment or value of the neighbouring properties,” said O’Neill.

A call to Clay Cup Developers was not immediately returned at press time.
